Choosing a Project Delivery Method

There are 3 ways Welty can interact with you, architects and subcontractors to get your job done.

For more complex buildings or tighter deadlines, consider the Construction Management approach. Construction Management gets Welty involved at the beginning, so we can identify cost savings early. Subs are submitting bids to one Contractor, not to several – so Welty gets their bottom-line price on every item. With the additional up-front planning, as well as better team coordination and communication, you can expect to cut the time of construction by 20%.

In the Design/Build option, the final cost is identified as early as possible. Design/Build works best for projects where the budget and the schedule are critical, and the project isn't too complex. It may save as much as 30% of the time it would take to complete the same project using the traditional Design/Bid/Build delivery method.

Lastly, there is the traditional Design/Bid/Build model. The owner and architect plan the project, it's put out for bids, and then the General Contractor does the construction. If the project is a simple one, and the timeline and budget are somewhat flexible, this method may work fine.
