In the traditional Design/Bid/Build delivery method, Welty acts as the General Contractor, hiring and supervising various tradesmen as subcontractors. No one is more qualified or more quality-conscious as a GC than Welty!
CMc and CMa: Two Models of Construction Management
CMc stands for “Construction Manager as Constructor,” and CMa means “Construction Manager as Advisor.”
The differences are: “Where is the risk/responsibility?” and “Who reports to whom?”
Under the CMc model the Construction Manager is the constructor. It takes responsibility for the project. Subcontractors report to, and are paid by, the CMc.
In the CMa paradigm the Construction Manager is an advisor. The Owner is ultimately responsible for construction. The subs report to, and are paid by, the Owner.
