In this step you'll select a Delivery Method. There are several ways the major players can interact with each other. Each model has its benefits and drawbacks. Since Welty works in all of them, we can help you make an honest assessment. A clear look at your goals, your budget and your timeline will suggest the best course.

The Design stage is where things really start to get interesting. And Welty is right there, testing the drawings and specs against the budget, working with the architect, helping to identify value and cost implications early. Anytime you're building, you want to be sure you're jumping through all the hoops; not just building codes, but funding requirements from your donors, and other obligations. Welty does, too.
And with tools like Constructability Reviews, you'll know in advance that your facilities will be easy to maintain and energy-efficient. With our LEED®-accredited and ASHE-certified staff, we'll check that LEED and other quality requirements are met — and often find ways to improve the project for very little cost.

Preconstruction starts to solidify all the critical work we've done in the planning phase. Requirements become schedules, questions become answers, and preparation becomes progress.

One noteworthy element of preconstruction is soliciting bids. Here Welty advances quality and reduces cost by using local tradesmen whenever possible. They want to work with us on future jobs, so they're not tempted to make a quick buck and run. And they don't have to ship supplies from Timbuktu, so transportation costs are minimal.
